Additionally, it gathers identity details and uses an Income Insights report to compare an applicant’s self-reported income against estimated financial data to confirm they can afford the monthly rent.

These buyers purchase screening packages—such as SmartCheck Basic, Plus, or Premium—to reduce the chance of missed rent or evictions. SmartMove offers flexible payment options, allowing either the landlord or the rental applicant to cover the report fee.

According to the TransUnion SmartMove website, the main credit scoring product sold through this platform is ResidentScore. Unlike a standard credit score built for mortgages or auto loans, ResidentScore was created specifically to evaluate rental applicants. It uses the familiar three-digit scale ranging from 350 to 850, where a higher score represents lower risk. TransUnion built the score by analyzing millions of actual rental outcomes to predict the likelihood of a lease default or eviction.

SmartMove highlights that ResidentScore predicts evictions 15% better than a traditional credit score. It is also designed to help landlords evaluate applicants with “thin” credit files—meaning people with limited credit history who might otherwise receive no score at all. By looking closely at factors like payment behavior, credit availability, and credit inquiries through a rental-focused lens, ResidentScore gives property owners a clearer picture of tenant risk.
