Cotality (CoreLogic, Inc.) is a data and analytics company. Through its specialized division called Credco, the company acts as a provider of credit reporting services. The Credco report is used for the purpose of lending, including auto loans and mortgage loans.

The main credit product sold by Cotality Credco is called a merged credit report. Cotality creates the Credco report through an “Instant Merge” process that extracts individual credit details from the three major national credit bureaus – Equifax, Experian, and TransUnion – and combines them into one credit report document. This allow lenders to see all three credit profiles in a single place instead of checking each bureau separately.

The information collected in these combined credit reports includes a person’s traditional credit history. This data covers credit cards, personal loans, car loans, and mortgages. It also lists payment histories, whether bills were paid on time, current debt balances, recent credit inquiries, and any public financial records.

The primary customers who buy these credit reporting products are banks, mortgage lenders, and other financial institutions. These companies purchase Cotality’s reports when a consumer applies for a major loan, such as a home mortgage or an auto loan. Lenders use these insights to assess financial risk, verify borrower details, and decide whether to approve the loan.

According to the Cotality corporate website, the company also offers advanced credit scoring and monitoring tools. An example is the FICO Score Mortgage Simulator, an add-on tool built with FICO that lets users test scenarios like paying off debt to see how it might change their mortgage credit scores. Additionally, Cotality offers Loan Quality Debt Monitoring to alert lenders if a borrower’s credit profile changes before a loan is finalized.
