It also scans nationwide court records for eviction filings, housing disputes, and criminal conviction histories. Additionally, On-Site gathers address histories, employment records, verified monthly income details, and historical rental payment data from RealPage’s database of over 30 million lease outcome records.
The primary customers who purchase On-Site products are property management companies, multifamily apartment operators, commercial real estate owners, and individual landlords. These property managers use On-Site to automate their leasing offices, speed up application approvals, and lower the risk of unpaid rent or expensive tenant evictions. By collecting fees directly from applicants or property owners, On-Site delivers automated background screening reports customized to each landlord’s specific leasing rules.
According to the On-Site and RealPage corporate websites, On-Site uses a specialized credit scoring product called AI Screening (also marketed through partner software as Enhanced Tenant Screening). Instead of relying only on a standard credit score, this machine-learning algorithm evaluates a prospective renter’s ability and “willingness” to pay rent. The system generates a numeric score—typically ranging on a scale from 1 to 1,000—where higher scores reflect lower financial risk. This custom score weighs credit history, income-to-rent ratios, past eviction records, and historical rental payment behavior.
Based on this score, On-Site generates an automated recommendation for the landlord, such as Accept, Accept with Conditions (like requiring a higher deposit or co-signer), or Decline. If an applicant receives a conditional approval or denial based on On-Site’s credit score or background report, federal law requires the landlord to provide an adverse action notice so the applicant can inspect their On-Site consumer file for accuracy.
